What is A Mobile Home Base Pad?

Base pads are an important part of mobile home site preparation. They ensure effective water drainage, minimize humidity under your home, and help keep your home from shifting.

Proper base pad construction might be required to secure a conventional loan for your home.

To construct a base pad we level the lot, and lay in water and sewer lines, connecting them to the city mains. Then we build a pad using gravel and retaining walls when necessary. We roll and compact the gravel into a level surface, 4 to 12 inches high, and 1 foot larger on each side then the home to be placed there.
